Welcome to Polo Lodge, managed by Bledisloe Estate Holdings Limited ("we," "our," "us"). By booking a stay at Polo Lodge, you agree to comply with these Terms and Conditions, which govern your use of the property and associated services. Please read this document carefully before making a reservation.

By confirming your booking, you acknowledge and agree to the following policies, which are incorporated into these Terms and Conditions:

Failure to adhere to any of these policies may result in additional charges, penalties, or termination of your booking without refund.

• Reservations are confirmed only after full or partial payment is received as outlined in our Rental Agreement.

• Payments must be completed within the specified deadlines; failure to do so may result in cancellation.

• All prepayments made are non-refundable, as specified in our Cancellation Policy within the Rental Agreement.

• Additional charges may apply for extra services or amenities used during your stay.

• Check-in time is from 16:00 and check-out time is by 10:00.

• Early check-in and late check-out requests are subject to availability and may incur additional charges.

Guests must:

• Use the property for personal accommodation purposes only.

• Adhere to the House Rules provided in the Rental Agreement.

• Report any damage or maintenance issues immediately.

• Avoid disruptive behaviour, including excessive noise.

Unauthorised events, parties, or commercial activities are strictly prohibited and may result in immediate eviction without refund.

• A standard security deposit of £500 will be taken before arrival , as outlined in the Rental Agreement.

• The deposit is pre-authorised and released after departure, provided there is no damage or additional charges.

Pets are welcome upon prior arrangement and require a Pet Request Form submission. Pets arriving without prior approval and a completed form may result in cancellation without refund.

A £3/pet cleaning fee will be added to your booking.

• Guests stay at Polo Lodge at their own risk.

• Bledisloe Estate Holdings Limited is not responsible for any loss, theft, injury, or damage during the stay.

• We recommend guests obtain travel insurance to cover unforeseen circumstances.

• All cancellations are subject to the terms outlined in the Rental Agreement.

• No refunds will be issued for no-shows or early departures.

• We reserve the right to cancel bookings due to unforeseen circumstances, in which case a full refund will be provided.

Guests are expected to:

• Respect neighbours and maintain appropriate noise levels.

• Comply with all local laws and regulations.

• Leave the property in a tidy condition upon departure.

Failure to comply with these expectations may result in penalties, deductions from the security deposit, or immediate termination of the stay.

We are committed to protecting your privacy in accordance with our Privacy Policy ([Insert link here]). Personal information is collected solely for the purposes of processing bookings and enhancing guest experience.

These Terms and Conditions shall be governed by and construed in accordance with the laws of England & Wales. Any disputes arising from these terms will be subject to the exclusive jurisdiction of the courts in England & Wales.

We reserve the right to update these Terms and Conditions at any time. Any changes will be posted on our website, and continued use of our services constitutes acceptance of the revised terms.
